Through Fox Den Projects, I provide independent project management and operations consulting for residential design-build and renovation projects. I work directly with homeowners, architects, builders, and designers to manage schedules, budgets, contracts, procurement, vendor coordination, and the hundreds of details between a design concept and a finished space.

My most recent engagement was with a custom home builder in the Finger Lakes region, where I was brought in to build business operations infrastructure from the ground up. Over eight months, I created a preconstruction services model that converted extensive uncompensated estimating work into a structured, billable engagement, and wrote the full package: a client-facing process brochure, preconstruction services agreement, and a comprehensive construction contract modeled on AIA standards and vetted by counsel with minimal revisions. I replaced scattered, undocumented communication with structured meeting protocols, built material selections tracking and scheduling systems across 30+ categories mapped to construction milestones, and served as the operational hub between company leadership, homeowners, designers, and trade partners across five concurrent residential builds.

My longest-running engagement is with a Boston-based client whose portfolio spans six residences. Since 2015, I've managed four phases of a historic Colonial Revival renovation in Milton, MA alongside architects and general contractors, plus additional projects across Milton, Mattapoisett, and West Boylston. Scope has ranged from full interior renovations and historic preservation work to investment property upgrades and landscape design coordination.

• Historic Home Interior Renovation, Private Residence, Milton, MA, 2025: Interior design selections (paint, furniture, fixtures, accessories) and general contractor management (Home Perfection, LLC, Plymouth, MA). Scope included mechanical upgrades, lighting, audio-visual systems, and historic preservation work — slate roof, copper flashing, original window restoration, and new garage doors.

• Historic Home Interior Renovation, Private Residence, Milton, MA, 2015–2024: Phase I: Renovation of an outdated entry, kitchen, den, bathroom, and guest room for a circa 1935 Colonial Revival home with John Kelsey (architect) and South Street Custom (builder); Phase II: Renovation of second-floor bathrooms and office; Phase III: Renovation of the garage, laundry room, and basement lounge. Phase IV: Extensive hardscaping and landscaping with Bill Madden (landscape design), Morse Engineering Co. (survey), and Anthony Musto (builder).
